The Space

The Bedrooms: Three spacious double bedrooms, each curated with high-quality linens and minimalist decor, ensure a restful night's sleep for up to 6 guests.

The Bathrooms: Two modern, well-appointed bathrooms offer comfort and convenience for the whole group.

The Outdoors: Step outside to your private oasis. The large, manicured garden features a luxurious private Jacuzzi, sun loungers for soaking up the Italian sun, a dining table for 'al fresco' meals, and a BBQ for summer grilling.

We respect your privacy but are always available via messaging or phone should you need recommendations for local vineyards, hidden gems in Montevarchi, or assistance with the villa.

The Neighborhood
Located on Via della Selva, you are perfectly positioned in Montevarchi, a historic town in the Valdarno valley. The neighborhood is quiet and residential, offering a true taste of Tuscan life. You are just a short drive from world-class wineries, local leather outlets (including the famous Prada Space Outlet), and charming trattorias serving authentic Arezzo cuisine.

Getting Around
A car is highly recommended to fully enjoy the surrounding Chianti region and nearby cities like Arezzo (25 min), Florence (45 min), and Siena (50 min). The Montevarchi-Terranuova train station is also nearby, offering direct links to Florence and Rome.

Important Notes – Please Read Carefully
The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement upon check-in for insurance and legal purposes.
All guests must provide a valid ID via a secure link prior to arrival.
Ants can occasionally appear during the warmer months. We provide traps and repellent spray, but some presence is still possible.
No smoking, pets, parties, or loud noises are allowed, especially after 11 PM.
No external guests are permitted without prior written approval, in compliance with local police regulations.
The final cleaning fee covers standard checkout cleaning. Guests are expected to leave the apartment reasonably tidy, with a clean kitchen and no leftover garbage. Additional charges may apply otherwise.
Only toilet paper should be flushed; no sanitary products or foreign items. Damages due to misuse may result in additional charges.
Lost keys or lockouts will incur a €100 replacement fee per key set.
For stays of 30 days or more, utility bills are not included and will be charged separately based on actual consumption.
