The Space

Every bedroom is equipped with its own TV, ensuring everyone has their own space to relax.

The apartment features two full bathrooms, eliminating the morning rush. For those who love to cook, the fully equipped kitchen has everything you need to prepare a Tuscan feast. With Air Conditioning throughout and a washer-dryer, this property is excellently suited for both short escapes and extended stays.

Access
The apartment is at your complete and private disposal.
Check-in time is 3PM - 7PM
As we don't have a front desk please let us know a precise arrival time at least 24h before check in date.
Any late check in must be requested and approved 24h before arrival.
Early and Late Check-In has an extra cost:
From 12 noon to 3pm: €10 ( €15 on weekends)
From 7pm to 8pm: €25
From 8pm to 10pm: €35
From 10pm to MIDNIGHT: €45
No check-in after MIDNIGHT, except for agreement made previously.

The Neighborhood
Located on Via Ghibellina, you are in one of Florence's most vibrant and historic districts. You are just steps away from the Santa Croce Basilica and a short, scenic walk from the Duomo and Piazza della Signoria. The neighborhood is famous for its artisanal shops, incredible restaurants, and the famous Sant'Ambrogio market.

Getting Around
The apartment's central location makes it a 'walker’s paradise.' Most major monuments are within a 10-15 minute walk. If you are arriving by train, Santa Maria Novella station is easily reachable by taxi or a pleasant walk through the historic center.

Important Notes – Please Read Carefully
The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement upon check-in for insurance and legal purposes.
All guests must provide a valid ID via a secure link prior to arrival.
Mosquitoes can occasionally appear during the warmer months. We provide traps and repellent spray, but some presence is still possible.
No smoking, pets, parties, or loud noises are allowed, especially after 11 PM.
No external guests are permitted without prior written approval, in compliance with local police regulations.
The final cleaning fee covers standard checkout cleaning. Guests are expected to leave the apartment reasonably tidy, with a clean kitchen and no leftover garbage. Additional charges may apply otherwise.
Only toilet paper should be flushed; no sanitary products or foreign items. Damages due to misuse may result in additional charges.
Lost keys or lockouts will incur a €100 replacement fee per key set.
For stays of 30 days or more, utility bills are not included and will be charged separately based on actual consumption.

External noise (from neighbors, construction, or other sources not under our control).
