Located on the third floor of a historic building with elevator, this stylish 2-bedroom, 1.5-bathroom apartment has been recently refurbished with a keen eye for design and comfort. The warm tones throughout create a cozy and welcoming atmosphere.
The apartment comfortably sleeps six and features:
A bright living area with a double sofa bed and access to a balcony, seamlessly connected to a modern, fully equipped kitchen.
A master bedroom with a queen-size bed and ample wardrobe space.
A second bedroom with two single beds that can be joined to form a double bed.
A spacious main bathroom with a large walk-in shower.
A second smaller bathroom with only a sink, located near the entrance.
Amenities include air conditioning throughout, flat-screen TV, high-speed fiber Wi-Fi, and a complete kitchen setup with oven, microwave, dishwasher, washer, kettle, and more.
Note: The apartment is connected to a centralized heating and AC system managed by the building. Typically, heating is turned off around mid-April and AC is activated around mid-June, as per building policy.
This peaceful and tastefully decorated flat is a perfect base for exploring Florence.

The apartment is entirely for your use.
Check-in: 3PM - 7PM
Please confirm your arrival time at least 24 hours in advance.
Late or early check-in must be pre-approved and carries a fee:
12PM–3PM: €10 (€15 on weekends)
7PM–8PM: €25
8PM–10PM: €35
10PM–MIDNIGHT: €45
No check-ins after midnight unless agreed upon in advance.

Getting Around
The apartment is within the ZTL (limited traffic zone). If you're driving, please be aware of the restricted access and CCTV-controlled entrances. Contact a nearby private garage to arrange a temporary permit; they’ll register your license plate with the local authorities.
Nearby highlights include Fortezza da Basso (host to events like “Firenze Fiera” and “Pitti Immagine”), the Palazzo dei Congressi, and the Central Market with its vibrant food stalls and artisanal vendors.
Important Notes
Main guest must be 21+ and sign a short-term rental agreement at check-in.
All guests must upload valid IDs prior to arrival for police registration.
Stays longer than 30 days require a tenancy contract.
No smoking. No pets. No parties or loud noise—especially after 11PM.
Visitors are not allowed without prior written approval.
Cleaning fee covers checkout cleaning only. Kitchen must be left clean.
Italy’s electricity supply is limited—avoid using multiple appliances at once.
Only toilet paper may be flushed.
Heating allowed only from Nov 1 to Apr 15 per local law.
Lost key fee: €100 per set.
Guests staying over 30 days are responsible for utility bills.
