The Space
The apartment occupies the top of a genuine tower and is spread over three levels connected by internal stairs. The master bedroom sits at the top, with 360-degree views across the rooftops of Florence. The interiors combine the character of a historic building with contemporary comfort: designer furniture, curated lighting and finishes made by local artisans.
Layout (80 sqm): three double bedrooms, one bathroom with a shower and a separate half-bath. The fully equipped kitchen includes a dishwasher, oven, stovetop, kettle, toaster and Nespresso machine. Air conditioning throughout.
Good to know: the apartment is on the third floor of a historic building with no lift and is arranged over three internal levels, so it is not suitable for guests with reduced mobility.
Best suited to families and groups looking for elegant, design-led space in the most historic corner of the city, without unnecessary luxury.

Check-in time: 3 PM – 7 PM
As there is no front desk, please confirm your arrival time at least 24 hours in advance. Late check-ins must also be arranged and approved at least 24 hours ahead.
Early and late check-ins incur an additional fee:
From 12 PM to 3 PM: €10 (€15 on weekends)
From 7 PM to 8 PM: €25
From 8 PM to 10 PM: €35
From 10 PM to midnight: €45
No check-ins after midnight, unless agreed upon in advance.

The Neighborhood
Via della Ninna, "Lullaby Street", is one of the most atmospheric addresses in Florence, running between Palazzo Vecchio and the Uffizi Gallery. Along the Uffizi wall you can still see the arches of the former church of San Pier Scheraggio, partly demolished and partly absorbed into the palace when the street was opened; Dante and Boccaccio are said to have spoken there. The street's name is tied to a Madonna and Child once attributed to Cimabue and to the "Compagnia della Ninna" that tended its altar. From the front door you step straight into Piazza della Signoria, an open-air museum with the Loggia dei Lanzi and the copy of Michelangelo's David in front of Palazzo Vecchio.

The address sits inside Florence's ZTL (limited-traffic zone), so the historic center is best explored on foot.

Important Notes – Please Read Carefully
The primary guest must be at least 21 years old and will be required to sign a short-term rental agreement upon check-in for insurance and legal purposes. All guests must provide a valid ID via a secure link prior to arrival. Mosquitoes can occasionally appear during the warmer months. We provide traps and repellent spray, but some presence is still possible. No smoking, pets, parties, or loud noises are allowed, especially after 11 PM. No external guests are permitted without prior written approval, in compliance with local police regulations. The final cleaning fee covers standard checkout cleaning. Guests are expected to leave the apartment reasonably tidy, with a clean kitchen and no leftover garbage. Additional charges may apply otherwise. Only toilet paper should be flushed; no sanitary products or foreign items. Damages due to misuse may result in additional charges. Lost keys or lockouts will incur a €100 replacement fee per key set. For stays of 30 days or more, utility bills are not included and will be charged separately based on actual consumption. Heating is available from 1 November to 15 April, in line with local regulations for Florence (climate zone D). As in most Florentine homes, the electrical system has a limited capacity, so running several high-draw appliances at once may trip the main switch.
